How escrow and title work in California
Home sales in California are usually closed “in escrow.” Buyer and seller sign their papers separately with an escrow officer, who orders the title report, requests loan payoffs and disburses the money once the deed is ready to record.
California escrow companies are licensed by the state, and in much of Northern California the title company handles escrow itself, while independent escrow companies are common in Southern California. The preliminary title report is the first document most buyers see.
